Conifer Realty, LLC’s Riverfront Village in Pennsauken, New Jersey was the recent recipient of the 2017 NJ Governor’s Conference on Housing & Economic Development Award, in the category of Leading Housing Revitalization.
Located just minutes from Downtown Camden, the finished development provides much needed affordable housing options to Pennsauken residents and their families. With rail transit and bus stops close to the site, working residents have easy access to employment centers in the region and across the state. The development provides a new community of affordable living for workers and their families looking to balance the pressures of the modern economy, raising a family and finding a safe and healthy place to live.
Conifer worked closely with the Township in the layout of the site and the design of the buildings. Each building has a mixture of unit types with 1-bedroom, 2-bedroom, 3-bedroom flats and 3-bedroom townhomes that make each building take on a unique form. The development respects the existing community by providing an organic site design. The buildings are thoughtfully laid out to take advantage of views of the Delaware River and Philadelphia skyline.
The setbacks from adjacent residential properties were maximized in order to provide additional green buffers between the new development and existing homes and roadways. Respect for the residential character of the neighborhood also extends to the Riverfront Village building designs. Traditional architectural details such as horizontal siding, brick, divided light windows and six-panel doors were incorporated into the design. The exterior materials, details and color selections complement the surrounding community.
The development team entered into an agreement with Center for Family Services to provide a full array of supportive services. These services include onsite community resource of case management services, health care services, medical services, legal services, job training and substance abuse and mental health counseling. Center for Family Services has provided services on all the developments undertaken by CCHA and Conifer.
Conifer has considerable experience working with housing for disabled veterans and wanted to expand this type of work in New Jersey. Volunteers of America, successfully administers a number of housing programs for disabled veterans. Five units at Riverfront Village were set aside for homeless vets with services to be provided by Volunteers of America. As a result of this partnership, five formerly homeless veterans have been living successfully within the development since it opened.
Riverfront Village has excellent transportation links; the site is immediately adjacent to the 36th Street Station on the River Line, which provides access to Trenton to the north and Camden to the south. Residents can make an easy connection in Camden to the PATCO High Speed Line providing extremely fast access to jobs, shopping, services and entertainment in the City of Camden and Center City Philadelphia. Residents can also take the River Line north into Trenton for jobs, services and entertainment. In both Trenton and Philadelphia, residents can connect to regional rail lines and Amtrak providing them with both easy public transportation links to sites throughout the northeast of the United States. There is also a bus stop at the entrance to the site providing additional access to locations throughout Camden County.
