IUPUI is a proposed market-rate, mixed-use student housing community located at 441 Indiana Avenue in downtown Indianapolis, Indiana, directly across the Central Canal from the main entrance to Indiana University-Purdue University-Indianapolis (IUPUI).  The contemporary design elegantly integrates with the urban scale and surrounding context of Indianapolis’ booming downtown, providing a modern approach to off-campus student housing.        

The proposed building rises up seven stories on an existing triangular site that is part of Central Business District and Mile Square area. 

The proposed design is 350,000sf of new Type IA (fully non-combustible) construction, with 172 Units and a total of 618 beds with an integrated 163-car parking garage.  The development includes a wide array of amenities including a three-story state-of-the-art amenities center, a landscaped courtyard with full amenities, and a landscaped rooftop terrace providing spectacular views of the Central Canal and downtown Indianapolis.
