Diamond Street Initiative, Phase I Philadelphia, Pennsylvania

Phase I of Diamond Street Initiative included substantial rehabilitation of twenty-five existing three-story townhouses to provide forty-nine total apartment units. Eleven units are one-bedroom, twenty-five units are two-bedroom and thirteen units are three-bedroom. The first and second floors of two of the buildings house management offices, community space and an after-school dayroom.

The scope of work included complete interior demolition, existing brownstone and trim cleaning, repointing and masonry repairs, new exterior windows and doors, roof repair, the reconfiguration of interior partitions, door and hardware replacement and interior finishes including painting, ceramic wall tile, VCT flooring and carpeting, as well as kitchen and bathroom cabinetry and appliances. The work also included replacement of existing plumbing and new fire sprinkler system in all units and common areas.
