The University Square apartments comprise a single 442-unit 19-story high-rise in the University City neighborhood of Philadelphia. The property received 4% low-income housing tax credits to preserve the property as a senior residence.

Designated barrier-free units were upgraded to meet current ANSI standards along with additional units for both hearing and visually impaired accessibility and mobility accessibility. General renovations to the apartments executed as tenant in-place.

Energy efficiency was addressed by installing LED lighting, low-flow faucets, and shower heads, and low-flow toilets and Energy Star listed appliances. A comprehensive energy management system was installed to allow unit by unit temperature controls from the baseboard heat and heat pump, instead of the traditional floor zone valves.

The concrete and masonry high-rise, constructed in 1977, received a thorough façade restoration and a new paint scheme. The Philadelphia Mural Arts Program was engaged to provide the 19-story mural on the once blank east façade of the building.
